This website is operated by Sanam Farid (Maryam Yousefi Farid), a REALTOR® licensed by the BC Financial Services Authority (licence RE601755) and engaged with Nest Property Management and Real Estate Services Ltd., a licensed real estate brokerage. In these terms, "we" and "us" mean Sanam Farid.

Using this website

Our content

The written content, photography, and design of this site are owned by us or used with permission, and are protected by copyright. You may view, print, and share pages for your own personal, non-commercial use.

Accuracy of the information here

Property information, pricing, availability, plans, areas, completion dates, strata fees, and neighbourhood details change constantly, and much of it originates with third parties — developers, boards, and listing services. It is believed reliable but is not guaranteed, and should be independently verified before you rely on it.

Presale plans, areas, and prices shown on this site are the developer's own marketing material. Developers reserve the right to change design, specifications, layouts, areas, and pricing without notice, and their own disclaimers apply.

Nothing on this website is legal, tax, mortgage, appraisal, or financial advice. Real estate decisions have consequences specific to your circumstances — take proper professional advice before acting.

The calculators are estimates

The mortgage, property transfer tax, GST rebate, and commission calculators on this site are educational tools. They run in your browser, use general assumptions and the rates in effect when the page was written, and cannot account for your lender's qualifying rules, your credit, your exact exemptions, or a rate that changed yesterday.

They produce estimates, not quotes, not approvals, and not tax advice. Confirm every number with your lender, your lawyer or notary, and your accountant before you rely on it.

Enquiries, evaluations, and agreements

Nothing on this website is a binding offer. Prices, availability, and service descriptions are information, not contractual terms, and submitting a form does not create a client relationship or a contract.

A free home evaluation is an opinion of value for your information. It is not a formal appraisal, it is not a listing agreement, and it does not commit you to anything.

A working relationship begins only when a written agency, listing, buyer's, or property management agreement is signed by both of us — as British Columbia's real estate rules require. Those signed documents, not this website, set out what is actually agreed.

Availability of the site

We aim to keep the site available and current, but we do not guarantee it will be uninterrupted or error-free. It may be unavailable during maintenance, or because of something at a hosting or network provider. Pages, listings, and projects may be changed or removed at any time without notice.

Our liability

This website and its content are provided "as is". To the fullest extent the law allows, we exclude implied warranties of merchantability, fitness for a particular purpose, and non-infringement in relation to the website itself, and we are not liable for indirect or consequential loss arising from your use of it.

Where we are liable for the website, our total liability is limited to CAD $100 or the amount you paid us for access to the website, whichever is greater.

Nothing in these terms limits or excludes anything that cannot lawfully be limited or excluded. That includes your rights under British Columbia's Business Practices and Consumer Protection Act and any other non-excludable consumer protection law, liability for death or personal injury caused by negligence, liability for fraud or fraudulent misrepresentation, and the duties owed to you under British Columbia's real estate legislation once you are a client. Those duties are set by statute and by your signed agreement, and are not affected by this section.

Your responsibility

If you misuse this website — by breaking the rules in "Using this website" above, by breaking the law, or by infringing someone else's rights — you are responsible for the reasonable losses that misuse causes us. This applies to your misuse only. It is not a general indemnity, and it does not make you responsible for our own errors.

Privacy

Our Privacy Policy explains what personal information this website collects, why, who it is shared with, and your rights. It forms part of these terms.

Changes to these terms

These terms may be updated as the site or the law changes. The 'Last updated' date at the top of this page always reflects the current version, and the version in effect when you use the site is the one that applies.

Governing law and disputes

These terms are governed by the laws of British Columbia and the applicable laws of Canada. Any dispute arising from them or from your use of this website will be dealt with by the courts of the Province of British Columbia, in Burnaby or elsewhere in the province.

If you are a consumer, this does not deprive you of the protection of any mandatory law of the place where you live, or of your right to bring a claim there where that law allows it.

General

If any part of these terms is found unenforceable, the rest continues to apply. If we do not enforce something straight away, we have not given up the right to enforce it later. These terms, together with the Privacy Policy, are the entire agreement between us about your use of this website — they do not replace or vary any signed agency, listing, buyer's, or property management agreement, which always takes precedence over this page.
