Questions buyers ask first.

  • Plan for at least 5–20% of the purchase price depending on price and your mortgage, plus closing costs like the Property Transfer Tax, legal fees, and inspection. Use the calculators on this site for an instant estimate, and Sanam will help you build a realistic all-in budget before touring.

  • In most resale transactions the buyer's agent commission is paid through the seller's side, so representation typically costs you nothing directly. The specifics are always explained up front and in writing.

  • BC charges 1% on the first $200,000 of the purchase price, 2% up to $2M, and 3% above that (plus 2% on the portion over $3M for residential). First-time buyers and buyers of new homes may qualify for exemptions, the calculator on this site models all of it.

  • They're genuinely different decisions, deposits, timelines, GST, and risk all differ. Sanam has worked on the developer side and represents WREN Upper Westside, so you'll get an honest comparison for your situation, not a push toward either.
