Who we are
Sanam Farid (Maryam Yousefi Farid) operates this website and is responsible for the personal information described in this policy. Sanam is a REALTOR® licensed by the BC Financial Services Authority for Trading Services and Rental Property Management (licence RE601755), and is engaged with Nest Property Management and Real Estate Services Ltd., a licensed real estate brokerage.
Where you go on to become a client, Nest Property Management and Real Estate Services Ltd. also handles personal information as the brokerage of record, under its own obligations as a licensed brokerage. This policy covers the information collected through this website.

Information we collect
Only what is needed to answer your enquiry and keep the website working. Personal information is never bought from data brokers, and it is never sold.
- Information you give us — through the contact form, the off-market enquiry form, the free home evaluation form, or the presale VIP list: your name, email address, phone number, and whatever you write in your message. The home evaluation form also asks about a property: its address, type, bedrooms and bathrooms, approximate size, year built, condition, and your selling timeline.
- Information collected automatically — when you browse: your IP address, browser and device type, approximate region, the pages you view, the site or search that referred you, and the time and length of your visit.
- Cookies and similar technologies — small files stored by your browser. See the cookies section below.
- What is NOT collected — the mortgage, property transfer tax, GST rebate, and commission calculators on this site run entirely in your browser. Nothing you type into them is sent anywhere, stored, or seen by anyone.
Why we use it, and our legal basis
Your information is used to reply to your enquiry, prepare a market evaluation or presale information package you have asked for, keep you on a list you asked to join, run and secure the website, and meet the record-keeping duties that apply to a licensed real estate professional in British Columbia.
In Canada, PIPEDA and BC's Personal Information Protection Act make consent the backbone. By submitting a form you consent to being contacted about what you asked about. You can withdraw that consent at any time by emailing us, subject to any records a licensee is legally required to retain.
Where a law that requires a stated legal basis applies to you — for example if you are in the UK or the EU — we rely on: your consent for non-essential cookies and for marketing messages; our legitimate interest in operating and securing the website and in replying to enquiries; the steps necessary to enter into a contract when you ask for a service; and our legal obligations for record-keeping.
No decision about you is made by automated means alone, and you are not profiled for automated decision-making.
Where your information is processed
Some of the providers above operate outside Canada, including in the United States. This means your personal information may be stored or processed outside Canada, and may be accessible to the courts, law enforcement, and national security authorities of that country.
Canadian privacy law requires that this be disclosed to you, which is what this section does. Where transfers are made from the UK or the EU, they rely on the safeguards those laws require, such as Standard Contractual Clauses or an adequacy decision.
How long we keep it
Enquiries and form submissions are kept for 24 months from our last contact, unless you ask us to delete it sooner or we need it longer to meet a legal or regulatory record-keeping duty.
Where you become a client, records relating to the transaction or tenancy are kept for the period British Columbia's real estate rules require a licensee and brokerage to retain them, which is longer than the period above and is not something we can shorten on request.
Analytics data is retained by Google on the account's configured retention period and is aggregated, not tied to your name.
Your rights and choices
Under PIPEDA and BC's PIPA you have the right to ask what personal information is held about you, to get a copy of it, to have it corrected if it is wrong, and to withdraw your consent to further contact. If a privacy law elsewhere applies to you — the UK or EU GDPR, or a US state privacy act — you also have rights to erasure, restriction, portability, and to object to processing.
To exercise any of these, email contact@sanamfarid.ca or call (778) 680-0204. We will respond within 30 days, which is the deadline PIPEDA sets. We may need to confirm your identity first, so that we do not disclose your information to someone else.
There is no charge, and asking will never affect the service you get. If you are not satisfied with our response, you can complain to the Office of the Privacy Commissioner of Canada or, for a BC-regulated matter, the Office of the Information and Privacy Commissioner for British Columbia. If you are outside Canada, you can complain to your local supervisory authority.
Every marketing email carries an unsubscribe link, as Canada's anti-spam legislation (CASL) requires, and includes our physical address. Unsubscribing stops marketing messages; it does not stop replies to an enquiry you sent us.
Children
This website is intended for adults and is not directed at children. We do not knowingly collect personal information from anyone under 13. If you believe a child has provided information through this site, email contact@sanamfarid.ca and it will be deleted.
How we protect it
The site is served over HTTPS, form submissions are encrypted in transit, and access to enquiry data is limited to Sanam and, where a transaction requires it, the brokerage.
No method of storage or transmission is completely secure, and nobody can honestly promise otherwise. What we can say is that we use reputable providers, keep access narrow, and will tell you and the relevant regulator without undue delay if a breach creates a real risk of significant harm to you, as Canadian law requires.
Links to other sites
This site links to third parties — developer and project websites, government and tax resources, mapping services, Instagram, and MLS® listing platforms. Those sites are outside our control, and this policy does not apply to them. Read their own privacy policies before giving them information.
Changes to this policy
This policy will be updated when the website changes or the law does. The 'Last updated' date at the top of this page always reflects the current version. Where a change materially affects how your information is handled, we will make that clear rather than quietly editing the page.
