A credit score is not a tenant screening.

Most landlords screening on their own get a credit number and little else. A professional screen evaluates overall financial responsibility: payment history, income stability, employment, rental history, and references, alongside identity verification. It is a slower process, and it is the reason good tenants stay for years instead of months.

The licence behind it belongs to Salus Realty Inc., a licensed property management brokerage, and to Sanam personally, who is licensed by BCFSA for rental property management as well as trading services (RE601755). That distinction is the point: your rent sits in a brokerage trust account, the paperwork meets the standard the Residential Tenancy Act expects, and there's a regulator behind the relationship. It's a fair question to ask anyone you're considering, and plenty of people offering the service can't answer it.

  • Nest Property Management is the name for the rental side of Sanam's practice. The services themselves are provided through Salus Realty Inc., which is the licensed property management brokerage: your rent sits in its trust account, and the regulatory relationship runs through it. Nest is the brand you'll deal with day to day; Salus is the licence standing behind it.

  • Both. Sanam holds a BCFSA licence for rental property management as well as trading services (RE601755), and Salus Realty Inc. is a licensed property management brokerage. In BC, managing someone else's rental property for a fee requires that licence, so it's worth asking anyone you're considering.

  • Single units are welcome, and they're a large part of the work. Many clients start with one investment condo or a suite in their own home and add to it later.

  • Yes. There's no requirement that Sanam sold you the property. She'll walk it, review any existing tenancy and paperwork, and tell you honestly what she'd change.

  • The process is set out in the Residential Tenancy Act: proper notice, correct timelines, and if necessary an application to the Residential Tenancy Branch. Having the paperwork done correctly from day one is what makes that process work, which is exactly why the documentation side matters so much.

  • Generally, yes. Professional management fees and many related operating expenses on an income-producing rental are deductible against rental income, which changes the real cost of handing the property over more than most owners expect. Confirm your own position with your accountant or tax advisor, since it depends on how the property is held and used.
