Minimise vacancies
Priced to the market it's actually in, marketed properly, and re-let before the gap costs you a month's rent.
Nest Property Management is the rental side of Sanam's practice, delivered through Salus Realty Inc., a licensed property management brokerage. Sanam is licensed by BCFSA for rental property management as well as trading services (RE601755), so the advisor who helps you buy an investment can also run it.
Your rental property is more than just real estate. It's a valuable investment, and Nest exists to protect it while maximising the rental income and taking the day-to-day management off your hands.
Whether you own one property or an expanding portfolio, the goal is the same: minimise vacancies, protect the asset, maximise your return, and deliver an ownership experience that stays out of your way, so you get the rewards of real estate without the responsibilities.
Priced to the market it's actually in, marketed properly, and re-let before the gap costs you a month's rent.
Screened tenants, documented inspections, and maintenance handled early, while it's still small.
Honest rent analysis, deductible fees, and transparent monthly reporting on what the property is really earning.
One licensed advisor, a brokerage trust account, and the Residential Tenancy Act followed properly throughout.
Buying and selling are covered elsewhere on this site. This is the part that comes after, and keeps going: the tenancy, the paperwork, and the monthly reality of owning a rental.
Find the right tenant. Run the property yourself.
For owners who are happy managing day to day, but want the tenant chosen properly, and the lease written correctly.
Hand over the whole thing.
For owners who want the income without the phone calls, whether that's one condo or a growing portfolio.
Everything in Tenant Placement, plus:
Most landlords screening on their own get a credit number and little else. A professional screen evaluates overall financial responsibility: payment history, income stability, employment, rental history, and references, alongside identity verification. It is a slower process, and it is the reason good tenants stay for years instead of months.
The wrong tenant costs far more than a vacant month. This is where that risk is actually managed.
Professional property management fees, and many related operating expenses on an income-producing rental, are generally deductible against rental income. For a lot of owners that materially changes the real cost of handing the property over.
This is general information, not tax advice. Please confirm your own position with your accountant or tax advisor.
What the unit will actually rent for in today's market, not the optimistic number. Run before you buy an investment property, or before you re-list an existing one, so the carrying-cost math is honest from the start.
Buy the investment, lease it, run it, and eventually sell it, with the same person who knows the building, the tenancy history, and the numbers behind it. Nothing gets re-explained to a stranger.
Nest Property Management · by Sanam Farid · Salus Realty Inc.
Nest Property Management is the name on the door. The licence behind it belongs to Salus Realty Inc., a licensed property management brokerage, and to Sanam personally, who is licensed by BCFSA for rental property management as well as trading services (RE601755). That distinction is the point: your rent sits in a brokerage trust account, the paperwork meets the standard the Residential Tenancy Act expects, and there's a regulator behind the relationship. It's a fair question to ask anyone you're considering, and plenty of people offering the service can't answer it.
A look at the home as it stands, what it will rent for, and anything worth fixing first.
Target rent, tenant criteria, your maintenance approval threshold, and how often you want to hear from her.
Listing, showings, screening, and a correctly prepared lease with the deposit handled properly.
Rent in, statements out, inspections done, repairs handled, and the RTA followed throughout.
The presale and investment guide covers deposits, assignments, GST, and completion timelines, with rental projections modelled honestly rather than optimistically.
Nest Property Management is the name for the rental side of Sanam's practice. The services themselves are provided through Salus Realty Inc., which is the licensed property management brokerage: your rent sits in its trust account, and the regulatory relationship runs through it. Nest is the brand you'll deal with day to day; Salus is the licence standing behind it.
Both. Sanam holds a BCFSA licence for rental property management as well as trading services (RE601755), and Salus Realty Inc. is a licensed property management brokerage. In BC, managing someone else's rental property for a fee requires that licence, so it's worth asking anyone you're considering.
Single units are welcome, and they're a large part of the work. Many clients start with one investment condo or a suite in their own home and add to it later.
Yes. There's no requirement that Sanam sold you the property. She'll walk it, review any existing tenancy and paperwork, and tell you honestly what she'd change.
The process is set out in the Residential Tenancy Act: proper notice, correct timelines, and if necessary an application to the Residential Tenancy Branch. Having the paperwork done correctly from day one is what makes that process work, which is exactly why the documentation side matters so much.
Generally, yes. Professional management fees and many related operating expenses on an income-producing rental are deductible against rental income, which changes the real cost of handing the property over more than most owners expect. Confirm your own position with your accountant or tax advisor, since it depends on how the property is held and used.
Yes, under Full Property Management. Move-in and move-out cleaning is coordinated and documented alongside the condition inspections, which matters twice over: the unit shows properly for the next tenant, and the state it was left in is on the record if there's ever a deposit dispute.
بله. Owners and tenants are both served fully in English or Farsi, including leases explained line by line.
